Q. Who usually sells
their houses to Blue Ridge Home Solutions, LLC?
A. Lots of different people!
- People who have inherited property and
need or want to sell it quickly;
- People who have investment property with
problem renters;
- People who are relocating and need to
sell their house quickly, particularly if their house needs
repairs and they don't have the money, time and/or desire
to make the repairs;
- People going through a divorce and need
to sell their house quickly;
- People who are behind on payments and/or
are facing foreclosure;
Regardless of any repairs that are needed, Blue Ridge Home Solutions, LLC buys houses for cash, closes quickly, and usually
pays all normal closing costs.
Q. What is
an "ugly" house?
A. Any house in need of repair is what we mean by "ugly"
house. Sometimes people find themselves in an "ugly situation,"
i.e. loss of a job, divorce, etc., and they must sell their
house quickly and for cash.
Q. How does
the process work?
A. All you have to do is fill out the Cash
Offer Form or call us at (800) 728-9745 and telling us
about the house you want to sell. We will then review the
information and contact you within 48 hours to discuss how
we can help you best.
Q. Do you
pay market value?
A. We will not pay less for your home than you agree to. We
buy homes in "As Is" condition and we will not ask
you to make any repairs. In most cases we will close escrow
within a few days.
Don't be confused by a Real Estate Agent
trying to get a listing and telling you your home is worth
this or that. Most homes are not sold for what Agents tell
sellers their home is worth.
When we buy your home in 14 days you also
save all of the mortgage payments you would have had to pay
had you listed with an Agent.
A real estate agent could tell you your
house or property is worth X amount of dollars. By the time
your agent sells it, figure in your holding costs, repair
costs, commissions, selling costs etc. etc., you might put
X amount of money, less tens of thousands in your pocket!
Q. How do
you determine the price you will offer for my house?
A. Considerations include the condition of the house and the
extent and cost of renovations required, the time required
to complete the renovations, and the repaired value of the
house when compared to houses in the same area. Also considered
are the costs in real estate commissions to market the house,
as well as the costs of insurance, utilities, taxes, loan
payments incurred to buy the house, and maintenance costs
while the house is being renovated and being offered for sale.
Q. Do you
buy condos or townhouses?
A. We buy houses, condos, townhouses, duplexes, multi-tenant
buildings and some commercial properties.
Q. Do you
buy mobile homes?
A. We do not buy mobile homes at this time.
Q. Do you
charge a fee to make an offer for my house?
A. No fee is ever charged to view and/or make an offer for
your house.
Q. If I fill
out and submit the form containing information about the house
I have to sell, am I obligated in any way?
A. You have no obligation at all if you submit a Cash
Offer Form, show your property to us, or receive an offer
to buy your house. You are under no obligation at all. All
we ask for is the opportunity to make an offer for your house.
You decide if the offer works for you.
